HOW IT WORKS

RENTING OUT

Walk up to the door of an apartment you own and use the door panel, or press F3.

Once the property is listed, Landlord starts looking for a tenant.

When somebody moves in, the apartment becomes theirs until the lease ends.

THE TRADE-OFF

While the apartment is rented, you lose access to it.

No stash, no wardrobe, no bed and no shower.

Income costs you access to the property.

RENT AND MARKET VALUE

Every apartment has its own market value.

You decide how much rent to charge.

Charging around market value gives you a healthy balance between income and tenant demand.

Charging above market makes the apartment harder to fill and also reduces the tenant's chance of paying on time.

At extreme prices, nobody will even accept the apartment.

The current market value is always visible in the Landlord interface.

TENANTS

Each tenant receives a name and a punctuality rating between 45% and 95%.

Good tenants may pay every cycle for months without giving you a problem.

Bad tenants can start missing payments almost immediately.

Their actual chance of paying is also affected by how much rent you're charging.

A normally reliable tenant might become considerably less reliable if V decides to get greedy.

LATE RENT AND DEBT

A missed rent payment becomes debt.

The debt remains associated with that tenant and continues accumulating over future missed payments.

After repeated failures to pay, collection options become available.
