📋 About This Mod
Two days. You've released three house mods in two days. How did you do that? Well I it's actually not that hard; snap some stuff together to make the inside and outside then put down the furniture, lighting, rugs and tapestries. Add a tad of coding so you get the keys when you purchase the deed and you got a house mod. Plus most of my house mods are small. So yeah, a few hours. Anyway. This time it's in Balmora. The house is shoved in between the Morag Tong Guild and I think that fancy clothier. Or the alchemist. One of them. Why make so many house mods? Because I use these mods too and I love having tons of real-estate options! One of these days I got combine all my Morrowind house mods.
The layout of the house is borrowed from Ri'Virr's shop and the price of the house is fifteen thousand. Give or take; you know how traders are. Anywho, you got your upstairs area with a single bed, desk, a shelf, a set of drawers and down below you got your storage area, eating area and general living area. As usual; still no firepit. I know, how are you suppose to cook food. Maybe your neighbors will lend you their fireplace/pit or you can just eat out.
Does this conflict with Morrowind Rebirth or Balmora Overaul/Other overhaul for Balmora, ect. Answer is dunno. I don't use ethier of those mods, at least not yet but I have played both at least once so I know of a few spots that were taken by both of those mods. Shoving it in between the Morag Tong and the Clothier was the best place and I feel the best chance of my mod being conflict free with one of those other ones. I could be wrong, something could be sharing that same spot but I'm thinking not.

✨ Key Features
📊 Pros & Cons
✅ Pros
- Tiny mod with a niche appeal (14 endorsements) — perfect for Morrowind purists who want a simple home without bloat.
- Prime location in Balmora, right between the Morag Tong and clothier — you're steps from quest hubs and shops.
- Affordable at 15k gold — you can grab this early without grinding for hours.
⚠️ Cons
- Last updated in 2015 — might have quirks with modern Morrowind setups, but it's a simple house so likely fine.
- No screenshots or detailed description — you're flying blind on what the interior actually looks like.
- Only 14 endorsements — this is a niche pick, not a community favorite.
For Morrowind players who want a convenient, cheap player home in Balmora without any fancy features. If you're a completionist or roleplayer who likes owning property in every town, this is a quick add. Skip if you need a fully furnished or customizable house — this is barebones.
💡 Beginner Tips
- Make sure you have the Morrowind Code Patch or OpenMW for best compatibility with old mods like this.
- Talk to Ri'Virr in Balmora to buy the house — he's the one selling it, not a standard vendor.
- If you're using a mod manager, just drop the file in your Data Files folder and activate it in the launcher.
