This is a lore friendly overhaul of a little place we like to call Egret Tours. I have always like this settlement location as a base of operations but its always lacked a that little extra something to make it shine.

So what do you get?

First and for most you get a sexy little place to call your home.

Three new spaces to explore and use as you see fit

Working doors on the warehouse

Some snapping points to expand the floors and foundations of the warehouse

as well as a few small repairs to make your life easier.

Streetlamps that match the new buildings and are lit by default

A power armor workbench that is tied to the settlements workshop

Plus a few other little goodies if you look around.

New buildings are fully NAV meshed and working.

This mod does not require any of the DLC' or other mods to work, so you can enjoy it with any version of the game vanilla or otherwise.

You can load this mod at anytime during your game but I would suggest loading it before you build anything at Egret Tours Marina because I did replace

some of the buildings.

This mod works well with other mods for the area as well as my Spectacle Island mod, just load this mod after the others for this area.
