Use TFC Installer
Make sure you select the Arkham Knight root folder. Usually that'll be SteamApps\Common\Batman Arkham Knight. Do not select the folder in My Documents.
As of 4. 0, you are no longer required to have the season pass for the community patch to work. Instead, content is available depending on which DLCs you own:
Added Earth 2 DLC skin
Post-Arkham City Batsuit now has working decowl
Azrael now has Arm Blades ingame instead of just his showcase preview
Critical strikes now increase speed
Jokermobile is now available for Story, Free Roam and Challenges
Free Roam as Azrael, Catwoman, Nightwing, and Robin
Dual play character select for certain challenge maps
Extra Mesh Slots for all characters, enabling mod authors to make more complicated skins
(Optional) Command console by pressing F10 - requires Debug Menu optional file.
